Every property moves through the same four stages. No manual address entry. No hand-curated lists. Every decision is traceable back to evidence.

01

Ingest

We scan postcode by postcode using OS Data Hub — the canonical UK address register. Every property (house, flat, garage, storefront) is dedupe-upserted by UPRN, so a second scan never creates duplicates. Non-residential classifications and new builds under 17 years old are filtered out before they enter the pipeline.

Triage

Street View imagery for the canonical front-of-property pano is sent through Gemini 3 Flash with a calibrated vacancy-confidence rubric. ~12s per property, ~£0.004 a run. Every result is stored with signals, life-signs, and confidence — we never throw a verdict away without the evidence.

Deep Dive

Properties scoring medium or high confidence get a multi-angle review — front, zoomed, wide — through a second vision pass with richer observational output. Reviewers can override with their own confidence and notes; the override is logged against the run for audit.

Research

Confirmed candidates flow into a research pass: EPC lookup, HM Land Registry price paid, Companies House for corporate ownership, Rightmove / Zoopla for active listings, and Parallel AI for everything public-but-scattered. Every price event is stored as structured market activity — so price history is a query, not a manual scan.
