Prop Intel surfaces vacancy intelligence over public property data. Don't use it to harass residents, impersonate public authorities, or circumvent planning enforcement. We reserve the right to suspend accounts that do.

Public data sources carry their own licences. We display them under the terms they specify — Ordnance Survey data under OGL v3, Land Registry under the Open Government Licence, EPC data under the Energy Performance of Buildings Register's re-use licence. When you export or share anything derived from these, the same attributions apply to you.

Vacancy-confidence scores are model outputs. They're useful as a prioritisation signal and evidence trail, not as a legal finding of occupancy. Don't cite them as the sole basis for enforcement, investment, or litigation decisions. Confirm on the ground first.

If your plan has a monthly fee, it renews on the anniversary of sign up. You can cancel any time; access continues until the end of the current period, with no refund for partial months. We'll always tell you before a price change.

To the fullest extent permitted by law, our total aggregate liability under these terms is limited to the fees you paid us in the 12 months before the claim. Nothing in these terms limits liability that cannot legally be limited.

These terms are governed by the laws of England and Wales. The courts of England have exclusive jurisdiction over any dispute.

We may update these terms. Material changes will be posted here and flagged in the app; continued use after the update counts as acceptance.
